Crawl Space Moisture Control That Treats Every Source, Not Just One
Epp Foundation Repair has diagnosed and corrected crawl space moisture across Nebraska, Iowa, Kansas, and Missouri since 1994.
Let's take the first step toward a healthy home.
A local specialist will inspect your foundation, walk you through the findings, and send a clear estimate. no cost, no pressure.
What controlling moisture is and when it's the right call.
Epp Foundation Repair starts with a moisture-load assessment: where is liquid water entering, how much soil is exposed, are vents sealed, what is the summer relative humidity reading, and is HVAC ducting condensing on its exterior. Each finding gets a matched solution. Interior perimeter drainage with a sump pit handles groundwater pushing through the footing. A 12-to-20 mil reinforced vapor barrier sealed to the walls and piers stops the dirt floor from releasing 10 to 18 gallons of water per 1,000 square feet per day through evaporation. Vent sealing closes off the summer humid-air infiltration that drives most mold complaints across the Plains. A commercial-grade dehumidifier sized to the cubic footage holds the space at 50 to 55 percent relative humidity year-round. The four parts work as a system. Remove any one and the others lose 30 to 60 percent of their effectiveness. Epp Foundation Repair installs them in sequence over two to four days and verifies the result with a humidity reading at 30 and 60 days.
How we install controlling moisture.
Full Crawl Space Moisture Assessment
Epp Foundation Repair maps every moisture source on the first visit: groundwater entry points, soil exposure square footage, vent count, plumbing penetrations, HVAC duct condensation, and a baseline relative humidity reading. The assessment determines which components are needed.
Install Interior Drainage and Sump (if groundwater is present)
When standing water or active seepage shows up, drainage goes in first. Epp Foundation Repair excavates a perimeter trench in the dirt floor, lays gravel and perforated pipe sloped to a sump pit, and installs a primary pump with check valve. This step is skipped on crawls that are dry but humid. Those go straight to barrier and dehumidifier.
Install 12-to-20 Mil Reinforced Vapor Barrier
Epp Foundation Repair runs reinforced polyethylene barrier across the entire dirt floor, up the foundation walls 6 to 12 inches, and seals seams with butyl tape. Piers, columns, and plumbing penetrations get cut and taped individually. A loose or unsealed barrier loses most of its value. A properly sealed barrier cuts soil moisture release by 90-plus percent.
"After thirty-plus years under Nebraska and Iowa houses, I can tell you the single biggest reason crawl space jobs fail is that one contractor sold a barrier, another sold a dehumidifier, and nobody sealed the vents. You have to treat every moisture source on the same visit or the homeowner ends up paying twice."

Crawl Space Access Well
Epp Foundation Repair installs below-grade access wells that keep your crawl space entrance from collecting water, soil, and debris. A clean opening makes inspections, repairs, and routine checks far easier.
Learn moreProprietary Solutions
Not every crawl space needs the same parts. Epp Foundation Repair installs engineered, brand-name systems for encapsulation, drainage, and support, then matches the pieces to what your crawl space actually has wrong. The point is the right system, not the fanciest label.
Learn moreCrawl Space Doors
An encapsulated crawl space is only as tight as its access point. Epp Foundation Repair installs sealed, insulated access doors that close off the entry where moisture, pests, and cold air sneak back in.
Learn moreCrawl Space Drainage
Epp Foundation Repair has built crawl space drainage systems across Nebraska, Iowa, Kansas, and Missouri since 1994.
Learn moreCrawl Space Jacks
Bouncy, sloping floors usually trace back to overspanned or weakened framing in the crawl space below. Epp Foundation Repair sets adjustable steel jacks on engineered footings to carry the load and stop the movement. Our goal is permanent stabilization, with some lift possible depending on conditions.
Learn moreCrawl Space Ventilation
Open foundation vents were supposed to dry out crawl spaces. In our humid Midwest summers they often do the opposite. Epp Foundation Repair sets up the right moisture control for your crawl space, which usually means sealing and conditioning the air rather than venting it.
