What joist hanger installation is and when it's the right call.
The mechanism is shear-load transfer at the joist-to-beam connection. A floor joist or deck joist does not just rest on top of its supporting beam. At most modern construction details, the joist end is held in place by a metal hanger fastened to the beam face. That hanger transfers the entire vertical load of the joist into the beam through engineered fasteners. When the hanger corrodes. Especially the older galvanized hangers installed against post-2003 ACQ pressure-treated lumber, where the new copper chemistry accelerates galvanic attack. The metal thins, the fastener holes elongate, and load transfer fails. Epp's crew assesses each hanger by inspection and probe, then removes failed units. Replacement hangers are sized to the joist (2x8, 2x10, LVL, engineered I-joist. Each has a specific connector). Epp uses Simpson Strong-Tie ZMAX triple-galvanized for interior use and 316 stainless steel for exterior decks where the hanger contacts pressure-treated wood. Fasteners are not optional: Simpson Strong-Drive SDS structural screws or 10d common nails. Never roofing nails, never drywall screws, never deck screws. Assess every hanger on the structure
Epp inspects each joist hanger on the affected floor or deck. Typically 12 to 30 hangers on a residential deck. Visual inspection identifies rust bloom, paint flaking, and visible corrosion. Probe inspection with a screwdriver checks for metal thinning. Fastener inspection confirms whether the original installer used structural fasteners or improvised with deck screws or roofing nails.
Remove failed hangers and prep the connection
Epp cuts the failed fasteners and slides the corroded hanger free, supporting the joist end with a temporary brace. The beam face and joist end are inspected for wood damage beneath the hanger. Corroded hangers often leak moisture into the connection and cause localized rot.
Install code-approved replacement hangers
Epp selects the correct Simpson Strong-Tie hanger for the joist size and use case: ZMAX triple-galvanized for interior dry use, 316 stainless steel for exterior deck use against pressure-treated lumber. The hanger is positioned so the joist seat is fully supported and the hanger face is square to the beam. No improvising. Wrong-size hangers are not allowed even temporarily.
