Close The Foundation Vents That Let Humid Air In

Open foundation vents were meant to dry the crawl space, but in our humid Midwest summers they pump moisture in instead. Epp Foundation Repair seals those vents with insulated, gasketed covers so the crawl space can stay dry and conditioned.

How it works

What crawl space vent covers is and when it's the right call.

Foundation vents fail in this climate because of how warm and cool air carry moisture. Warm air holds more water than cool air. On a humid summer day across eastern Nebraska and Iowa, outside air near 85 degrees flows through an open vent into a crawl space sitting around 65 degrees. As that air cools, it can no longer hold all its moisture, so the extra condenses onto the floor joists, ductwork, and pipes, the same way a cold drink sweats on a hot day. Repeated all summer, that condensation keeps the wood damp enough for mold and wood-decay fungus to grow, with crawl space humidity often sitting above 70 percent. The open vent that was supposed to dry the space is actually delivering the moisture. A sealed vent cover stops that exchange. The rigid, insulated panel seats into or over the vent opening, and a gasket or weatherstrip around the edge closes the perimeter so air cannot leak past. With the vents sealed, the crawl space no longer swaps air with the outside, and a dehumidifier can hold the now-sealed air below roughly 60 percent humidity, the line under which mold and rot do not advance. The insulation in the cover also matters in winter. An open vent is a direct hole in the building envelope, letting cold air chill the floor above and pull heat from the home. An insulated cover closes that hole, so floors over the crawl space feel warmer and the furnace works less. The covers also block the pest highway. A foundation vent screen is no barrier to a determined mouse or insect, while a solid, gasketed cover is. Sealing the vents is rarely done alone. It is one move in a system. Seal the vents, lay the vapor barrier, condition the air, and close the access door. Each step closes one opening, and together they turn a damp, drafty crawl space into a dry, sealed one.

Crawl Space Vent Covers explained by Epp Foundation Repair
Installation Process

How we install crawl space vent covers.

Step 01

Vent Survey and Moisture Reading

Epp Foundation Repair counts and measures every foundation vent, takes crawl space humidity readings, and checks the wood and ductwork for condensation or mold. The crew confirms that sealing the vents is the right move for your crawl space and how it fits into the larger encapsulation plan.

Step 02

Vent Opening Preparation

The crew cleans each vent opening, removes old screens or louvers, and squares the seating surface so the cover will seal continuously. Any gaps or damage around the vent frame are addressed so the gasket has a true surface to seal against.

Step 03

Insulated Cover Installation

Epp fits a rigid, insulated vent cover into or over each opening with a gasket or weatherstrip around the perimeter. The covers are weather-rated for the exterior face and sealed so no air leaks past the edges, closing the vent to humidity, drafts, and pests.

Step 04

Seal Verification

The crew confirms every vent is sealed continuously and pairs the sealed vents with the vapor barrier and dehumidifier so the crawl space air can be conditioned. Epp documents the work with photos so you can see the completed seal without going under the house.

Crawl space vent covers seal the open foundation vents on a crawl space so the space can be kept dry and conditioned instead of swapping air with the outside. In a humid climate, open vents let warm summer air in to condense on the wood, let cold winter drafts pull heat from the floor above, and give pests an easy entry. A sealed, insulated cover closes the opening with a gasket so none of that gets through. Epp Foundation Repair installs them as part of converting a vented crawl space to a sealed one.
